Montague Gardens

Montague Gardens is greater Cape Town's most modern and well planned industrial area and arguably the most sort after. It is located at the centre of the greater Cape Town metropol and the Cape Peninsula and enjoys easy access to Cape Town's regional road network. Montague Gardens central location has lead to the major retail chains such as Woolworths and Nu Clicks to locate their warehouses and central distribution centres (CDC's) in Montague Gardens for convenient distribution to their outlets throughout the region. Numerous other logistic, freight and courier companies are also located in Montague Gardens for this reason.

The establishment of cash and carry operations such as Makro and the Trade Centre has lead to the growth of 'warehouse retail' or `factory shop' trade in the area. Montague Gardens is unique as an industrial area, in that it is surrounded and serviced by numerous residential and commercial areas, which are in close proximity to the industrial activity. In terms of commercial areas, Montague Gardens is serviced by both Century Cityand the Milnerton CBD. These areas provide Montague Gardens with banking, postal, shopping and entertainment facilities. Canal Walk, Africa's largest shopping mall, is situated within a few kilometres of the centre of Montague Gardens. Sable Square Outlet Shopping Village, South Africa's first outlet centre, is also located on the periphery of Montague Gardens and Century City.

Montague Gardens provides warehouse and factory premises from 100 m2 to warehouses measuring in excess of 10 000 m2. A large number of these warehouses are located in modern and secure industrial parks. The IT industry has converged on the periphery of the industrial area, along Bosmansdam and Omuramba Road, in modern, hi-tech buildings. These hi-tech buildings have been designed to accommodate companies that require an equal proportion of office and warehouse space.

Montague Gardens is currently experiencing intense demand from tenants and purchasers as are most industrial areas. There are relatively few development opportunities left.

Future industrial development will spread further up the West Coast strip along Koeberg Roadand the M5 to Montague Park (the old Kynoch site), Killarney and Racing Park.

In addition to retail and service facilities, the commercial areas surrounding Montague Gardens provide a wide range of office space; ranging from AAA Grade Office towers in Century City to secure business parks such as Centurion Business Park on Bosmansdam Road, offering B & C Grade offices and multi-use premises.

Unlike other industrial areas in the Peninsula, Montague Gardens is surrounded by a number of residential areas, which adds to its desirability. These range from an up market golf estate to lower income areas. There is currently a significant amount of up market, high-density residential developments happening in the area, which will therefore add to the population of the area.
